IN THE HEART OF THE VINEYARDS - LOVINGLY - LET GO
The modern and lovingly designed villa THE GRAPE was built as a family-run private home (opening July 2024) in the picturesque Istrian village of Nova Vas. Thanks to its location near Brtonigla, Novigrad and Poreč, the villa truly offers you the best of nature, town and beach. A holiday in the middle of a vineyard awaits you with a small supermarket within walking distance, a winery and leisure activities (Istralandia water park) or top restaurants (Morgan, San Rocco) in the immediate vicinity. The beaches are 3 km away. The sunset from the master bedroom is a highlight of the villa.
EVERYTHING THERE - ENTERTAINMENT WITH STYLE
You can retreat to the entertainment room (flat screen with Playstation, darts and table football) and sleep there too. Top equipment (Technogym) awaits you in the fitness room and fitness is not neglected. Relaxation continues in the sauna room - the whirlpool is the highlight on cold or rainy days. In the outdoor area there is a 1,800 square metre meadow area where you can play football, yoga or badminton. You can play billiards with friends or simply enjoy the sunset with a glass of wine in the free-standing bathtub on the first floor.
EASY LIVING - RELAXING WITH PLENTY OF SPACE
There are three bedrooms on the first floor, each with three bathrooms. The flat on the ground floor has barrier-free access and is connected to the living area and terrace. It consists of a double bed and a pull-out sofa bed for two people. There is a private entrance directly into the flat and a private bathroom. This privacy is priceless. The villa sleeps 8 + 4 guests (four double beds and two double pull-out sofas). A fully equipped, first-class kitchen, a beautiful dining area and a cosily furnished living room are combined in an open-plan environment, creating a cosy atmosphere in a stylish and modern interior. Large window fronts connect the terrace with the living area.

The private house was newly built and blends naturally into the surroundings. Next to vineyards, a winegrower and four other private houses, the place is simply magical - the sun sets into the sea on the horizon. The tranquillity is simply indescribable. If you decide to stay with us, we would like to meet like-minded guests who long for peace, security and the luxury of a new building in the middle of the vineyards. Brtonigla is located on a hill in the inland of green Istria, very central and easy to reach via Italy, Austria, Slovenia or Germany. It is known for its unforgettable landscape but also for its many vineyards and olive groves. Several hectares of vineyards and olive groves line the paths that lead to meadows and forests , deep in the centre of vibrant nature, far away from the hustle and bustle of the big cities. Cycle routes and hiking trails offer perfect conditions for those seeking relaxation.
We recommend entering the Cattunar winery in the sat nav. The villa is new and not yet labelled on GoogleMaps. The villa is located opposite the winery.

Three cosy bedrooms with double beds await you in the fully air-conditioned villa THE GRAPE. The master bedroom is the centrepiece of the first floor and has a free-standing bathtub, a magnificent view of the sea, the village of Brtonigla and plenty of space to relax. The remaining two rooms on the first floor have double beds and are all equipped with en-suite bathrooms. The villa also offers a flat, which has its own entrance but is connected to the villa. There you will find a bedroom with a double bed, a living area with a pull-out sofa and a private bathroom - perfect for families who want to spend their holiday together but value their privacy. It is also perfect for a holiday combined with a home office, as there is a retreat where you can work undisturbed. There is also sleeping accommodation for two people in the basement.
